Multi-Site Property Manager

Location: Bamberg & Matthews, SC Job Type: Full-Time Position: Multi-Site Property Manager Job Description We are seeking an experienced, organized, and dependable Full-Time Property Manager to oversee the daily operations of two affordable housing communities located in Bamberg and Matthews, South Carolina.

The ideal candidate will have a strong background in residential property management, with hands-on experience in Section 8, HUD, and Low-Income Housing Tax Credit (LIHTC) programs.

This position requires a motivated individual who can effectively manage multiple properties while maintaining compliance with affordable housing regulations, providing excellent resident service, and ensuring smooth daily operations.

Key Responsibilities Oversee the daily operations of two residential apartment communities.

Ensure compliance with Section 8, HUD, LIHTC, Fair Housing, and other applicable affordable housing regulations.

Manage leasing activities, rental applications, resident eligibility, and move-in/move-out procedures.

Complete and maintain accurate income certifications, annual recertifications, and resident files.

Prepare for and assist with HUD, Tax Credit, and other required property inspections and compliance reviews.

Collect rent, monitor delinquent accounts, and maintain accurate financial and occupancy records.

Coordinate maintenance requests, preventative maintenance, property inspections, and apartment turnovers.

Address resident concerns professionally and efficiently.

Maintain accurate documentation, reports, and records for both communities.

Monitor occupancy levels, leasing goals, and overall property performance.

Communicate regularly with regional management regarding property operations, compliance, and maintenance needs.

Ensure both communities are maintained according to company standards and applicable housing regulations.

Qualifications Previous affordable housing property management experience REQUIRED.

Experience with Section 8, HUD, and Low-Income Housing Tax Credit (LIHTC) programs REQUIRED.

Strong understanding of affordable housing compliance, income certifications, recertifications, and eligibility requirements.

Experience managing multiple properties or communities preferred.

Knowledge of HUD documentation, inspections, and compliance procedures.

Strong organizational, time management, and multitasking skills.

Excellent communication, leadership, and customer service abilities.

Ability to work independently and efficiently manage responsibilities across two locations.

Proficiency in Microsoft Office and property management software preferred.

Valid driver's license and reliable transportation for travel between properties preferred.

Schedule Full-time position.
