The Applications Delivery Manager helps keep application-related work organized and moving forward.
This role works closely with business teams, developers, analysts, and vendors to coordinate tasks, track progress, and make sure work gets completed on time.
This role focuses on existing, in-production systems and ongoing operational improvements rather than large new system implementations.
The role functions as a lightweight project and delivery management position and complements - but does not replace - the enterprise PMO.Skills and Competencies Required:

Your Responsibilities as a Locator:
* Correctly, safely, and efficiently locate underground utilities, including telecommunications, electric power, cable TV, gas, water, and sewer systems.
* Thoroughly search for underground utilities in a designated area, accurately marking the location, completing the necessary documentation, and photographing each locate.
These are daytime, full-time positions.
We have a 48-hour turnaround time on many locates, which means we generally work the day after holidays and some weekends, as needed.

Helps ensure the completion of key tasks for the support function of the Clinical Sales - Surgeons unit to ensure accuracy, timeliness, and quality of deliverables.
Participates in the development of Clinical Sales - Surgeons area implementation plans, activities, and next steps required to close key opportunities.
Demonstrates product and procedural knowledge, clinical and procedural excellence, product expertise, and new product introduction experience.
Assists in the coordination of product demonstrations and clinical presentations for networking events, conferences, and outside symposiums.

We are seeking a degreed Partnership Accountant to join our Partnership Accounting team within the Accounting & Finance Department at HGI's corporate office.
HGI has a complex and multi-tiered partnership structure with new fund and investor level entities being created with each new real estate acquisition.
The Partnership Accountant will be responsible for maintaining the books and records for all the upper-tier partnership entities in the deal structure.
This position requires a solid understanding of basic accounting principles, strong Excel skills, and the ability to learn Yardi accounting software.
The Partnership Accountant will have the opportunity to join a dynamic team motivated to continuously improve processes through innovation and ideas from the team.
Essential Duties and Responsibilities:
* Responsible for setting up and maintaining partnership books in Yardi accounting software, including preparing journal entries.
* With each new acquisition, help review partnership operating agreements and acquisition closing documents to ensure that initial general ledgers are set up correctly in Yardi.
* Review and interpret entity organizational structure charts.
* Consult with Partnership Accounting leaders to tie out asset acquisition costs, investor contributions, and recommend transfers of partnership cash to deal level accounts.
* Upload and track investor commitments, contributions, and ownership percentages in Yardi.
* Review bank reconciliations and make appropriate adjusting entries.
* Work with Investor Relations team to post or process distribution batches when necessary to act as backup.
* Assist with reviewing books and records to provide to CPA firms and answering follow-up questions for year-end tax work.
* Work with IT department, Investor Relations, and Partnership Accounting team on Yardi software upgrade and process improvement initiatives.
* Regularly contribute to team goals to develop efficient processes utilizing technology and innovation.
* Support Director of Investment Accounting and Manager of Partnership Accounting with special projects as needed.

JOB SUMMARY: Responsible for maintaining the physical integrity and appearance of the property by ensuring all buildings, grounds, amenities, and common areas meet company standards for cleanliness, safety, and functionality.
This includes performing routine maintenance, handling resident service requests, and supporting the efficient operation of the property.

* Perform technical and mechanical maintenance, including plumbing, electrical, HVAC, carpentry, appliance repair, and glass replacement.
* Respond to resident service requests promptly, using a work order system to track and complete repairs in accordance with company standards and local codes.
* Conduct preventative maintenance and repair tasks across the property to ensure efficient and safe operation.
* Prepare vacant units for new residents by completing inspections, creating punch lists, scheduling contractors, performing needed repairs, and conducting quality checks.
* Maintain clean and functional amenity areas, including breezeways, pool areas, and common spaces, through regular cleaning, trash removal, pressure washing, and minor painting.
* Access and manage maintenance tools and materials, track inventory use, and notify supervisors of reorder needs.
* Practice cost-effective maintenance by repairing rather than replacing parts and using tools and supplies efficiently.
* Support company safety policies by attending safety meetings, completing OSHA training, and accurately reporting incidents.
* Inspect work completed by vendors or contractors to ensure compliance with quality and scope expectations.
* Assist in property inspections to identify maintenance needs and ensure proper upkeep.
